Make a list of your “wants” & “need’s”

What is REALLY important for you to have in your new home and that you just can’t do without? Whether it is a front porch, an ensuite bathroom or just the broom closet you never had, make a list of the things that you want and highlight the things that are an absolute must and give that list to us so we can get a better idea when we are searching for your new home.

Finding the right fit for you & your family

Research area schools, recreation facilities, hospitals & medical facilities, shopping etc to make sure that the things important to your family are available in the are you are searching in. This is one reason why a local realtor is always the best fit! This is where we live!

Get Pre Approved

This is something we hear all the time but why is it so important? Speaking to your mortgage broker or financial institution BEFORE you start to look at houses not only gives you a better awareness of where you are at financially, but it may also save the heartbreak of finding your perfect house and then being let down by the bank when you hear you cannot afford it.

Your mortgage specialist will advise you as to what you need to track down (pay stubs, tax returns etc) so you have your paperwork for an approval. They can also give you suggestions on how you can improve your credit score, and let you know how much you will need for your down payment.

Our office will send all of the neccesary documents to your lawyer, but it is always a good idea to call your lawyer yourself and let them know you will be using their services.

Call a moving company to reserve your moving date A.S.A.P.

Book the day off work !

Look into what school your child will be going to and register them with the office. Request transcripts for your kids from their current school for their new school

Set up your utilities :

Hydro

Natural Gas /propane/oil etc.

Water/Sewer (with the Municipalty)

Set up other neccesities :

Insurance

Internet/Telephone

Security system

Rental items (water heater, water softener etc)

Post Office Box number

Send Change of Address to friends, collegues, family & business correspondances

Change address for any subscriptions etc

Once you move in…

Check smoke detector/ carbon monoxide detectors

Change locks or door codes
